Bearing a Heavy Responsibility and Fighting Bravely—A Documentary on the Fuzhou IKEA Home Furnishings Project by the Installation Branch

The IKEA Home Furnishings Mall project in Fuzhou is located in Fuzhou, Fujian Province, and is a foreign-invested project independently undertaken by the Installation Branch. The project is a large-scale commercial building comprising a two-level underground parking garage and a three-level above-ground retail mall, with a total construction area of 120,000 square meters. The construction period is 305 days, and the project’s estimated cost is RMB 43 million. Since groundbreaking on March 25, 2020, under the leadership of Han Zhouhua, Deputy General Manager of the Installation Branch, and Project Manager Bei Xingze, the entire project team has worked in close coordination and with great diligence, completing 80% of the overall scope in just two months and now entering the peak installation phase.
In view of the project’s tight schedule, heavy workload, and stringent quality requirements, the project team, in accordance with the instructions of Yu Fengbin, Deputy General Manager of the Group Company and General Manager of the Installation Branch, has rigorously adhered to the Branch’s Project Management Detailed Rules and adopted a four-pronged approach to strengthen all aspects of construction management.
— Rushing to meet the deadline. During construction, the project management team dynamically adjusts the sequence of work based on site conditions, coordinates with other contractors to implement overlapping operations, and leverages new construction methods to shorten the project schedule. A comprehensive construction plan, weekly plans, daily plans, and a three-week rolling schedule are developed in accordance with the contract. On-site managers monitor the implementation of daily plans and promptly take corrective actions when schedule deviations occur. Each week, the project management team reviews the weekly progress plan; if deviations exceed three days, the team convenes meetings with the heads of labor subcontractors to assess the situation, develop acceleration measures, and implement corrective actions.
— Control costs. Cost control is at the core of project management. To minimize raw material procurement costs as much as possible, the project management team breaks down contingency costs, labor costs, and material costs based on the bill of quantities. When procuring materials, negotiations are conducted using the tender price as a baseline, ensuring targeted and effective cost reduction and maximizing cost savings to safeguard project profitability.
— High quality. Quality is the cornerstone of any long-term undertaking. Throughout the construction process, the project team has steadfastly adhered to the fundamental quality-control principle of “quality first, customer paramount.” The team conducts daily routine inspections of production activities to oversee and verify the overall project quality, organizes cross-inspections and mutual learning among work teams, implements quality-assurance measures, and ensures that monitoring and control are effectively in place.
—Ensure safety Safety is the top priority in project management. Building on lessons learned from previous years, the project department convenes a company-wide safety meeting every week to communicate site-specific safety risk identification and mitigation measures, review frequently encountered safety risks identified during last week’s inspections, and provide safety training for all personnel. On-site supervisors conduct daily pre-construction safety briefings with work teams and carry out routine inspections, with on-site supervision at critical areas and key construction processes. Prior to each day’s work, team leaders hold toolbox meetings to assign daily tasks, communicate construction quality requirements and associated risks, and verify that all protective equipment is properly worn.
