Striving Forward with Perseverance and Pioneering Boldly—A Documentary on Project Management at the Jiahao Cold-Chain Logistics Center of the Wuxi Branch

The Jiahao Nantong Cold-Chain Logistics Center project has a total investment of approximately RMB 620 million and a gross floor area of about 100,000 square meters. As a key project within the Sutong Industrial Park, it is funded by Hong Kong Jiahao Holdings Limited and constructed by the Wuxi Branch of the Group Company. Construction officially commenced on August 23, 2019.
The Nantong Jiahao Cold-Chain Logistics Center project is a two-story, multi-temperature warehouse that combines concrete frame construction with lightweight steel structures. As a completely new type of engineering project, it places new and higher demands on the project management team. Consequently, the most critical research task in the early stages was how to reduce overall project costs and mitigate the safety risks associated with large-scale, high-formwork systems by optimizing the design drawings and adjusting the construction deployment. Under the leadership of Wang Jinfeng, Deputy General Manager of the Wuxi Branch and Project Manager, the project team conducted two months of intensive research, carried out multi-channel comparisons, and received strong support from the Group’s BIM technical team. Ultimately, the project team decided to adopt a novel construction method for the main warehouse: prefabricated on-site beams combined with reinforced composite slabs. This approach significantly reduces rental and procurement costs for reusable formwork materials, while the use of prestressed reinforcement substantially decreases the cross-sectional dimensions of structural members, thereby lowering the consumption of concrete and reinforcing steel. For the cast-in-place slabs of the elevated platforms, a disc-lock scaffolding system was adopted instead of the conventional steel-tube support system, which greatly reduces the occupational safety risks associated with high-formwork operations.
Despite the unfavorable condition of the construction permit not yet being fully in place, the project team worked in unison and meticulously carried out all preliminary preparatory work. On the morning of November 5, 2019, immediately after obtaining the planning permit, the project’s construction permit was successfully processed that same afternoon, fully demonstrating the team’s decisive and efficient work style.
As the saying goes, “Sharpening the knife does not delay the chopping of wood”—the success or failure of a project hinges 50% on meticulous upfront planning and the other 50% on effective on-site construction management. We firmly believe that the application of advanced technologies and well-organized construction scheduling will deliver tangible benefits to project management. During the execution of the pile foundation works, the project team gave full consideration to the critical role of supporting infrastructure in subsequent phases and implemented a series of coordinated measures, including simultaneous parallel construction of the foundation structure, outdoor stormwater and sewage systems, and road subbase layers. These measures not only help shorten the overall schedule but also provide robust logistical support for later main-construction activities while ensuring safe and civilized site operations.

Winter could never have imagined that spring would arrive so late—just as we could never have foreseen how suddenly the pandemic would strike. Thanks to the concerted efforts of the entire nation, the epidemic was finally brought under effective control by mid-February. Meanwhile, the project management team was working tirelessly to prepare the plan for resuming work after the New Year. At a critical juncture marked by severe shortages of resumption supplies and extreme difficulties in staffing, Chairman Zhang Xiangyang of the Group Company and General Manager Li Guang of the branch office provided robust support for advancing the project’s resumption, enabling the project to obtain approval to resume operations on February 24. As one of the first projects to resume work in the Nantong Economic Development Zone—and the very first in Bonded Area B—this milestone has served both as a source of motivation and a significant challenge. Since resuming work, we have continued to implement rigorous epidemic prevention and control measures, earning consistent recognition from the zone’s regulatory authorities. At the same time, progress, quality, safety, and civilized construction at the site have all remained firmly under control. Over the more than six months since construction commenced, the project has undergone more than ten inspections and supervisory reviews by government agencies, the owner, headquarters, and peer organizations, receiving high praise and acclaim throughout.
In April 2020, all earthworks below the project’s zero-level mark for the Jiahao Nantong Cold-Chain Logistics Center were completed, and the project team successfully met the first milestone for the payment of progress payments while maintaining both quality and quantity. At the same time, the project consistently ranked among the top performers in internal evaluations across all ongoing projects under the Jiahao Group, smoothly achieving the milestone targets set by the branch company. As of the end of May, 90% of the warehouse’s main structural independent columns had been completed, and 30% of the precast beams had been installed; next month will mark the critical phase of overall project management and execution—the lifting and installation of the precast beams—and all preparatory work for this operation is currently underway in an intensive yet well-organized manner.
